Real Estate Investment Disclosure Statement

Belltower Investment Group (hereafter referred to as the "Firm" or "Company") is a private real estate investment firm. We purchase property assets for investment purposes with the intent of earning a profit. In compliance with real estate regulatory codes, we provide the following standard disclosures regarding our business practices and transaction models.


1. Not a Licensed Brokerage or Listing Agency

Belltower Investment Group is a real estate investment company. We are not acting as a licensed real estate broker, listing broker, or buyers' broker in our interactions with you.

In any real estate transaction with us, we act strictly as principal buyers for our own investment account or associated investment groups. We do not represent you, act on your behalf, or owe you fiduciary duties. Consequently, we do not charge real estate brokerage commissions or listing fees. We encourage you to seek independent advice from a licensed attorney, tax professional, or accountant when executing any agreement.

2. Intent to Earn a Profit

The Firm purchases properties with the intent to generate a financial profit. Our business model includes:

  • Performing structural or cosmetic renovations and selling the asset for a profit.
  • Holding properties as long-term rental investments or managing agricultural acreage.
  • Assigning our contractual rights under purchase agreements to other local investors or developers in exchange for assignment fees.

The valuation or purchase terms we propose may be below the retail price the property could potentially fetch if listed on the open market with a licensed broker. You are under no obligation to accept our terms.

3. Transaction Structures & Assignment Disclosures

Depending on the transaction scale, local zoning codes, and property type, we may structure the purchase in one of several legal pathways:

  • Direct Acquisition: We purchase the property directly, using our own capital or institutional lines of credit.
  • Partnership Acquisition: We acquire the property in partnership with local rehabilitation companies, funding groups, or developers.
  • Contract Assignment: We execute a purchase agreement and subsequently assign our contractual rights in that agreement to a local developer or investor. In this scenario, we do not purchase the deed directly but receive an assignment fee from the final buyer at closing. The structure will be disclosed in the written contract terms.

4. Licensed Agent Interest Disclosures

In certain instances, members, employees, or associated advisers of Belltower Investment Group may hold active or inactive real estate sales agent or broker licenses in various states. In all transactions, these individuals act solely as principals on behalf of Belltower Investment Group and do not represent you or act as your listing broker.

5. Escrow Safeguards

All completed real estate purchase agreements we execute are handled via neutral, independent, licensed title companies and escrow officers located in the property's county. These escrow agents are responsible for verifying titles, clearing existing mortgages or liens, and distributing payouts directly. We do not handle your funds directly.

6. No Legal or Tax Advice

No content on this website or statement by our acquisitions staff constitutes legal, tax, estate, or probate advice. Because real estate transfers have significant financial implications, you should consult your own advisers to verify tax liabilities, estate clearances, or debt payoffs.
